How does a title company misappropriate funds on a closing? They distributed the wrong funds and shorted me thousands of dollars. Said they would review and take care of it and now 8 months later there hasn’t been any response to anything. Stay away.

Their building is unmarked with street address and the sign only has the name of a trial lawyer group up front. Confusing, but once you go in, hit the bell on the receptionist desk and someone will help you.

Worked with Barbie Moss and requested title be ordered asap. Per contract title commitment was due on March 3; on the 4th I emailed her asking about the status and was informed it should be in any day, and that she had not ordered the municipal lien search yet. I asked her to order it and send me confirmation that day or I would have to advise the client to find another title company. She wrote back and told me to find another title company. Totally unprofessional, dropped the ball, did not deliver a title commitment in a normal amount of time. I Do not recommend this company if you want your closing to go smoothly. She left me having to find another company to completely start the process over with less than 2 weeks to close. You'll note on the email telling me to find another company, she conveniently deleted 'Greenleaf Title' from her signature block.

Thank you for your reply, there’s nothing anyone can do unless they can help me pay my new mortgage surplus, which causes the mortgage to double. I just warn others not to use this company and get into my boat because it’s a real hard, unexpected place to be. It’s 12k of unexpected non-budgeted expenses in 2023 for me because of clerical errors in a home closing a year ago. Bottom line is it’s my mistake, I should have caught it but it’s only my second home buy and I wasn’t aware enough to catch it. Are you saying its not the responsibility of the "escrow officer" to make sure that there is money for home taxes going into the escrow? What IS their responsibility? I have also reached out to the lender!

Clearwater Office: Our closing is tomorrow and we are still waiting for closing statement and wire instructions. Numerous emails and phone calls by myself and the realtor have gone unanswered. Finally I contacted the St Petersburg office this morning and they were very responsive in getting me information on the problem holding up closing.

If I could go lower on this I would. I have never seen a more unprofessional company in my life. The account exec was cursing on the phone at me. Terrible people terrible company. Run don't walk from this one. There are way to many good and honest title companies out there to waste your time on this one.
