American Consulting

We hired American Consulting engineers & Surveyors to survey and subdivide a small parcel of land.

We found that communication was extremely difficult as they rarely answered their phone and never returned calls. Rob would even go weeks on end with no response to voicemails or email requests. We were often promised by the office manager that she would have Rob return our phone call by the end of the day and we wouldn’t hear anything from them. Anytime we needed to reach them it took continuous follow up calls to finally get in touch with someone for actual information.

The subdivision survey process itself was a very simple task that should have taken no more than 30-45 days to complete from start to finish with the final Mylar being submitted to the town; however our experience with Rob and American Consulting took over 5 months to complete this process which included several lies, false promises and major surveying errors on their part that took not just weeks, but months to finally get corrected. This several month delay caused multiple parties involved several thousands of dollars due to American Consulting’s unprofessionalism, irresponsibility and unethical business operation.

Applications for permits to the state/town were submitted several weeks after we were promised they had been, thus causing unnecessary delays. After submission, it was discovered that the paperwork was incomplete and primarily incorrect. This meant the application had to be corrected and then resubmitted for a second time. This caused extensive delays, hassle and frustration.

The initial “final” survey was inaccurate and the lot acreage numbers were incorrect. This, being a “paperwork issue” had to be fixed and which should have taken a day or two ended up adding another month and an added delay in the process.

The final invoice was also much higher than what was originally quoted with no additional explanation of why. The invoice seemed like made up logic to the specifics

We received a general indifference attitude from the owner when we addressed these issues with him.

If you need any survey job completed, no matter how big or small; I cannot stress enough to STAY AWAY from Rob Townsend and American Consulting Engineers & Surveyors.

American Consulting Engineers and Surveyors have been working on a project of ours in Montpelier, VT. When you can reach them, they are always polite and friendly. However, in our experience, reaching them is nearly impossible. They do not return emails or phone calls and let important deadlines pass without connecting.

They also seem to wait until the very last minute before working on something that needs to be done, and then seem to forget all of the communication that has taken place up to that point. As a result, they get important things wrong... like the required set-backs on the property. In our case, they not only got the set backs wrong, they continued to get them wrong even when we told them in person they were wrong and the City sent an email (to them) indicating the set backs were wrong. Even still, when it was time to stake out the foundation location for our house, they still placed them wrong, because they had not accounted for the required set backs they had been told about repeatedly.

Months later, they still have not corrected their work, are not returning emails or phone calls and we have needed to hire another engineering firm to do the work these people should have had done months ago. They have cost us a huge amount of valuable time and money. Their inability get some of the most basic stuff right, or even to be bothered to return a phone call or email are 100% unacceptable for a professional selling critical services.

Great turnaround spot for burn turns and good place 2 unwind after a 12hour shift taking care of the mentally ill. The solar gardens around central Vt. are quite beautiful even though they stand out in stark contrast to the gorgeous green surroundings.
