Really not sure what the negative reviews are about. Keep in mind the most vocal people are going to be the unhappy ones - but from what I know, most people do enjoy living here. The area is gorgeous - the buildings and grounds are well kept. The amenities are amazing. I really enjoy the pool and Cafe. I see people complaining about noise but I haven't once heard my neighbors. The price is honestly great for all that you get. The people have always been very friendly and helpful and have fixed issues with our apartment in a timely manner. I do think it's to be noted that I rent in the white buildings, not the brown ones, which could be a big difference for all I know.

My only issue is that the highway is very loud, but thats what I expected when getting a unit closest to it. I'd definitely recommend this place to others

**TL;DR:** Over about 4 months, our unit flooded 5 times due to rain, the AC broke 3 times, and water dripped from the second floor into the utility closet, causing significant mold growth. We ultimately broke the lease early.

Beware if you're considering 4322 #126. My partner and I moved in fall 2023 to a beautiful, newly remodeled unit with new floors, appliances, and a spacious kitchen. Initially, everything was fine, with only minor annoyances.

Then the issues began.

The primary bedroom fan broke, requiring multiple maintenance visits for replacement—annoying but minor. On April 26th, however, the real problems started when I found water coming up under the bedroom carpet after heavy rain. Emergency maintenance identified it likely stemmed from a clogged outdoor downspout, but with rain still falling, immediate action was limited.

The following day, an industrial extractor removed water, but flooding continued. By Monday, the bedrooms were fully saturated with water flowing into the hallway and bathrooms. The contractor returned and removed the saturated carpet padding but the water damaged carpet was left to dry. During this time we were only in contact with emergency maintenance.

By May 3rd, new carpet padding was installed, but old damaged carpet remained. At this point we were told by the maintenance manager that he considered the work inside the unit complete and they would work on rerouting the drain pipe away from the building hoping this would fix the underlying issue. (spoiler: it did not)

Shortly thereafter rooms began smelling of mold and mildew. Our repeated service requests went unanswered until May 8th when we met with the dismissive property manager, who refused to consider our concerns about mold or a rent reimbursement, offering only another carpet cleaning.

After the carpet was cleaned again, the smell persisted. Then towards the end of May our “new” AC unit failed. On June 1st, our unit flooded again, and we struggled to reach maintenance. The following Monday evening, we called emergency maintenance again due to leaks coming from the unit above us into the utility closet. Those leaks caused part of the ceiling in the closet to come down.

The AC was eventually “fixed”, but by June 18th, the AC failed again. On June 22/23, our unit flooded a 3rd time. This one was just as bad as in April. The cycle of emergency maintenance began anew.

We met with the property manager again and we requested to break the lease without penalty and were granted permission. They finally acknowledged a deeper systemic issues with the unit. Even during the lead-up to our mid-August move-out, the unit experienced additional flooding and AC breakdowns, with ongoing leaks in the ceiling causing mold growth.

We were ultimately given compensation for all the troubles, but honestly it was not enough to cover the costs of having to move unexpectedly or all the times we had to take off work, or put our dog into daycare so maintenance could be done. It was not enough to cover the stress or the sleepless nights.

I was told on the final walk through that the unit was going to be taken off the market and a lot of work would have to be done outside to correct the drainage issue. And I hope that they can and do correct everything before they rent out the unit again. No one should go through what we have in the last few months

DO NOT RENT Building 4304 APT 151 Warning!! We have lived in this unit for over two years and was recently forced to break our lease due to an on going maintenance issue. Whenever the air /heat is running it smells like sewage and or rotten eggs. We have been experiencing this since April… it is now August and they don’t know what is causing it!! The newest issue is an insane amount of sewer knats- which we believe are related to the smell. Who ever moves into this specific unit come September is in for a wild ride!!

The apartment space and grounds are really nice and beautiful but it’s basically just a pretty ribbon wrapped around garbage. Don’t waste your time or money! Once the lease is signed there is NO WAY OUT. Unless paying $3000 + to buy out of the lease (even when there are ongoing problems that are no fault of your own)!! Don’t sign away your rights with this place! You have been warned!!

Worst experience in renting , read all the reviews before moving here , everything they experienced I did as well. Especially the water leaks and mold. Your apartment will reeks of cigarettes and marijuana. I went a whole 24 hours without having a bathroom because they wouldn’t call an outside plumber. Photos are of water coming from the ceiling hitting the what looks like wood floor but in contact paper they put over water damaged Tiles which happened all the time. And when I moved out they hit me with over a thousand dollar bill.

I am giving this one star review, because the staff at Arboretum Village Apartments are deceitful, particularly Anton P who I had the pleasure of working with. When I first came to Arboretum to view a unit the atmosphere was very nice and Anton was welcoming. As I submitted my application and paid the $85 Application fee I was asked for verification forms to which I submitted. I was approved for the unit and before I received that approval email, I received an email stating that the $150 earnest money was processed successfully, although I did not give authorization for that fee to be processed. I quickly emailed Anton for an explanation and the fee was explained to be a Admin fee that process automatically when you are approved so….BEWARE. The reason I leave this review though is because of deceit, misleading emails and misinformation. I was told to pay a security deposit a month before I move in, I told Anton that I would like to see my specific unit before paying this fee because in the past model units do not always reflect the actual unit you will receive. Anton told me that he will ask the tenants for pictures and send them to me so that I can be comfortable with moving forward with the application. In just one day, he emailed back saying, “ we were very luck the current resident just back home today from their vacation.” And to see the pictures below. Instantly the pictures does not look like anyone lives there, so I search on the site to which I find the exact images and same angle pictures that Anton has submitted to me. What is the purpose of lying? It could have easily been said that the tenants did not want to share any pictures of their homes to which I would have understood. But instead he sent a misleading email with the intentions for me to be comfortable with moving forward with my application. I certainly am not moving forward with my application and I hope this review helps other make a sound decision when considering Arboretum Villages as their next home.

I’ve only had good experiences while here. Friendly and welcoming customer service in the leasing office. Fast courteous maintenance. Well maintained pool, exercise facility, outdoor grill/patio! There is only 2 laundry rooms per building but I have had minimal to no hassle with laundry. My neighbors are awesome. Ample parking. There is an awesome playground, multiple playgrounds near by, forest areas near by, and so many dogs (I love dogs). I have recommended this place to others and I would also live here again ❤️🙏

I really do hope that you're reading these reviews before you sign a contract with this place and not after. I made this mistake and regretted it greatly. Please believe these reviews as they are accurate testaments of how terrible your experience will be.

Any money that you put down a a security deposit is as good as gone. They will find a reason to keep it. Your rent will go up year after year. The gym will never be completed (wasn't in the two years I was there). The pool is gross. Odds are your kitchen appliances will break regularly. Snow removal and salt distribution in always late and you will slip on ice patches regularly. The building is quite old and has many leaks. I discovered mold in the corner of my apartment after I moved out because of an unnoticeable leak. The office staff is not there to care for you, but only to ensure that they get your money every month. They will lie and ignore if you have issues or concerns.

Overall, I would recommend paying just a bit more monthly for a newer apartment complex that is operated by a professional staff with oversight.
