Ever since Waterton took over management, the quality of this apartment community has declined significantly. Their first move was to implement unnecessary "upgrades" that only resulted in rent increases. One of the most frustrating changes was replacing all the locks with a system that required residents to use their phones to unlock doors. After numerous technical issues and community-wide frustration, residents had to protest just to get key fobs back.

Another major disappointment was the removal of the coffee machine, which was one of the main reasons we chose this complex. The previous machine offered complimentary gourmet-flavored coffees, hot chocolate, and chai tea—something residents truly appreciated. Without consulting tenants, management replaced it with a machine that only allows 15 free cups per month before charging, and the coffee quality has plummeted. The new machine has no flavor options, no size selection (causing drinks to overflow), and they even removed the flavored syrups we once enjoyed.

To make matters worse, several machines in the fitness center have been out of service for months. Many residents rely on these machines to work out conveniently in their own community—which, let’s not forget, they pay for. Yet, management has done nothing to address this issue. Honestly, I wouldn’t be surprised if they started charging for gym access next. At this point, it feels like their only goal is to squeeze as much money as possible out of residents while giving less in return.

Overall, Waterton’s management has been a huge letdown. Instead of improving the community, their changes have only made living here more frustrating and expensive. I expected better, and I’m extremely disappointed with this new ownership.

I recently moved into Avant at the Arboretum, and so far, it has been a wonderful experience! The building is beautiful, and my apartment feels modern, comfortable . We chose the Montage floor plan, which is a one-bedroom filled with natural light. I absolutely love the balcony—it’s a perfect spot to relax.

One of the standout features is the kitchen—it’s large, stylish, and has beautiful shelving, making it both functional and aesthetically pleasing.

The staff and maintenance team have been extremely helpful, and I want to give a special shoutout to Sam, the leasing agent, who made my move-in process seamless. She is professional, kind, and always willing to assist.

A unique touch that I truly appreciate is the daily breakfast and coffee service—it’s such a thoughtful detail that adds to the overall experience. It’s a great way to start the day and makes living here feel even more special.

Jeet and Sam have done a great job since Waterton purchased Avant. They're very attentive and quick to respond when you are in need of help. They really care about the building and community. Leonard and Ernesto are also great to deal with and keep the building in excellent condition!

The new management here has really dropped the ball! The new coffee machine is no good (used to be totally free), the machines in the gym are broken for months, the movie theater has not worked for a long time, and the new door lock system is a headache. This new company is ruining our living experience while continuing to charge us with very high rents!

I have lived in Avant for three years already. There has been ups and downs with the old management and the new management. There has also been some changes throughout the years.
BUT something that stands out and I am extremely grateful for is for both Jeet and Sam. They are absolutely are amazing. This review is for them and all of their hard work. We are extremely lucky to have them both, thank you Jeet and Sam!

Sam is our leasing queen and she has been the biggest blessing since I’ve moved in 2 years ago. She and Jeet, the property manager came when the building was bought by Waterton and their hospitality and hard work to meet the expectations and beyond of living in a luxury apartment has made me decide to sign a my third lease when that was not even an option for me personally with the last owners. The property has been so clean, packages constantly organized, and communication with the office is always stellar. This place has taken a 180 in very short time and I don’t see them slowing down. Thank you Sam again

5 Stars Living at Avant at the Arboretum has been an amazing experience. Waterton, the new management company, has done a fantastic job updating the apartments and facilities. They truly make you feel like you’re living in luxury—without breaking the bank.

The value you get here is outstanding, with high-quality amenities and exceptional service that doesn’t come with an inflated price tag.

I even had a maintenance issue recently where the heat wasn’t working, and it was repaired within the hour! The staff, especially the maintenance team, is responsive and always willing to go above and beyond to make sure everything runs smoothly.

Jeet and Sam, the leasing agents, are incredibly kind and professional. They’re always available to help with any questions or concerns, and it’s clear they care about making this a great place to live.

If you’re looking for a home that combines luxury, value, and a team that truly cares, Avant is the perfect choice. I couldn’t be happier!

Definitely the best experience ever. Moving is not fun, especially if it is from a different state. Jeet and Sam, the leasing agents helped us so much finding the right apartment for us. They helped us to look for an apartment while we were out of state over teams meetings, pictures, and phone calls. They did such a great job reducing our stress and making our lives easier since we were unable to do a tour in person. We love the apartment, it looks so much better than in the pictures. They truly went above and beyond to accommodate our needs.

They were also very concerned we had a great moving experience on our first day. They were patient in answering all of our questions and really made it feel like a home. Jeet and Sam are extremely nice, professional and really care about doing the best job they can. We are grateful for their time and kindness.
