Charles helped us to make an educated decision when buying our first home. We hired him to perform a lead inspection from which we learned high contents of lead paint based hazards were on our radiators. He later came back to verify that there is no asbestos in the home. Charles is very helpful and is knowledgeable about his work. He truly cares about what he does and the safe and healthy of the people who can be impacted. In addition to the inspection, Charles taught us about relevant laws and health effects of lead and asbestos exposure. His services are worth every penny.

Mold is our kryptonite as we have been made sick by mold poisoning in the past. So, when buying a house, we have to be careful beyond the average family. That means deep, intense testing. Charles has been phenomenal in helping us decide if a house we are considering buying is safe for our health issues (and, if not, what we can do to make it safe. the tests aren't all back yet!). Tho he had to travel quite a way, his inspection was meticulous and beyond thorough. He spent nearly 8 hours going into every nook and cranny. He knows where to look, how to ensure the home is safe including the furnace and HVAC system. He was also very careful with making sure we would not overspend on unnecessary tests which we appreciate (altho we went for some more expensive ones at the get go anyway). And then after that full day, he hustled to make fedex to ensure the tests would be evaluated in a safe and expeditious timeline and THEN dropped off the cultures to the lab in person. Further, bc of the purchase timeline, he rescheduled other clients to be able to assess our house so we could get all tests back within our inspection timeline. He is also very well versed on newer technologies and proper remediation techniques for air handling and venting systems.

UPDATE: The tests showed mold issues due to neglect and some rodent infestation. We decided to go forward with the house and closed in July. After we remediated, we had Charles back to test. Despite the excellent work our remediators did do, the house failed as there was still hidden mold in the ceiling between the first and second floors ... which we only found because Charles' insisted that we get rodent specialist in to analyze that ongoing issue (something we were planning to do after the mold was managed). The pest specialist pulled out insulation near a section of the ceiling exposed as we were removing a wall and found evidence of nesting. We removed the ceiling and insulation and boom... mold. Without Charles' meticulous and fastidious analysis and testing, we would have not found the true source of our problem! We can now move in with clear heads and a home without mold. He also helped us determine how to manage crawlspaces and our attached garage as well. Really, he is a meticulous genius. Highly, highly, highly recommend!
