Live in a garden, but struggle during heat waves

We lived here more than 2 years and decided to move out due to ever-increasing rent price and unmanageable time during heat waves that more and more common.

Cons:
- It’s just unbearable to stay home during hot summer months. With the average summer temperatures around 88F it’s about 80F at home with the turned on AC. During heat waves (~ 100F) we registered 92F temp at home. It’s an oven temp for us, we couldn’t sleep comfortably;
- The rent price always increased up to the maximum allowed in the contract; The management is not interested in retaining the residents, so make sure you account for the price hikes;
- Outdated buildings. This defect won’t be fixed by any of the minor renovations the management takes. Our unit was fairly renovated with a good refrigerator and a microwave, but it still feels pretty outdated. There are the squeaky floor, the thin walls through which we hear the coughing neighbors (a good thing we didn’t have noisy neighbors tho!) and through which we hear the smell of someone’s cooking.
- Xfinity is locked up with this complex and no other alternatives are there. It means that over the span of 2 years they remove all discounted prices and you will paying top price for their services; And it’s a hefty price without any competition around;
- A quite small refrigerator barely big enough for 2 people;
- A water pressure in a shower is just low and can’t be fixed;
- Tap water taste is mediocre (I heard it is like this everywhere in Cupertino);
- Too many rules the residency applies to the residents. Like get rid of all Christmas decorations shortly after the holidays with no exceptions; strict Halloween policies, etc. The rules are great, it’s just too many of them unreasonably.
- Management initiates some apartment inspections every now and then. They just post a sticker on your door notifying you about it. If you aren’t home - their team will enter without your permission;
- Some units facing a public park may suffer from the noise;
- There has been a big construction (as of June 2024) in front of Glenbrook apartments, that will bring 500+ residents to the area. It makes the nearby park, road exists much more congested;
- Only one pool is open during winter months;
- The trash bins may be overflown creating unpleasant smell for a big radius during summer months;

Pros:
- The maintenance team is great. Never had any issues with fixing minor defects promptly;
- Never had any serious maintaince issues at all with applicances;
- The areas and the gardens are exceptional - always a pleasure to walk and enjoy the cherry blossom, flowers and plants; They are in a very good shape all year around;
- The amenities of the complex are good, but we didn’t use them often tho. Most of the pools (except for 2 main ones with jacuzzi) are always empty, but honestly I wouldn’t swim in them;
- A very convenient exit to a highway. It takes about 3 minutes to end up driving on a major highway;
- There are shops, restaurants and grocery in 20 minute walking distance; Enjoy time without a car;
- There is 1 allocated covered parking spot per a resident;

We have lived here for almost 4 years now and we love our place! The junior 1BR is big enough for the two of us, it has a nice open design and gets plenty of natural sunlight!

The grounds themselves are very nice and we enjoy walking around very much! Plenty of amenities- pool, sauna, hot tubs, gym, etc. None of which are ever too crowded!

Nice staff, hard working landscapers keeping the grounds nice and tidy, plus Cupertino is a beautiful and safe area. We love living at Glenbrook!

I recently had the pleasure of staying in this apartment with stunning views and an incredibly cozy atmosphere. From the moment I walked in, I was struck by the warm, welcoming vibe. I've enjoyed living here for many many years. The staff is great, both in the office and maintenance. The grounds are beautiful and the amenities are extensive and always clean. It's a vast complex with a lot of people. It can be very noisy and there are kids running all over the place. If you can afford the rent I would recommend an apartment here.

Had been staying here past 2 years. Amazing place and society and neighborhood. Few amenities in apartment are pretty old, otherwise pretty fast maintenance and support. David, Remi and few others are amazing people and very warm. Overall a nice stay so far!

The apartment is very nice with great landscape, nice garden, nice pond. The common area is clean and well maintained.

The building itself is a bit old, so it has some common issue that all old buildings has. I had came across ants issue within the apartment and rats in the patio.

Glenbrook has a pest control service, but it only comes on Wednesdays and you are not able to schedule a specific time. Since I WFH it had happened that they came during my meeting and I have to turn them away. The pest control is very effective though, but I think we would need to do it at least once a year to keep the ants out.

We lived in Glenbrook complex for over 3 years. Our unit was fine except for a lousy AC that didn’t provide sufficient cooling, forcing us to leave our home many of the summer days due to intolerable heat. The complex amenities are very useful and are well maintained. Note that they will charge you an extra ~$200/month for some of the shared utilities and amenities maintenance.
