Wish I could leave ZERO STARS! My mother has been living at Veranda Senior Living for years. She has ongoing issues with cockroaches, worms, etc. in her apartment; the elevators are constantly breaking. In fact, the last time the elevator broke, it remained out of order for over four (4) months! My mother is 92 years old and lives on the 2nd floor, so she has to climb up and down stairs every time the elevator breaks, which is quite frequently since they are so old!

She also has a serious issue with humidity inside the apartment, which causes her to get sick often. They never have anyone working maintenance; any time my mother calls to request any type of service or repair, she's told that the will "send someone" but they never do.My husband has to go over and make whatever repairs she needs.They have NO security on the premises at all. In fact, the last gentleman that was in charge of maintenance for the building(s) was assaulted while working on the premises. He was severely injured and had to quit his job.

My mother is 92 years old, she has to pay a rent of over $1,200/month. Payments are due on the first of each month. I pay for her rent every month; however, this month I was ill on December 31st and ended up in the hospital for 3 days. When I tried to pay her rent, she had been charged $125 LATE FEE! That is unconscionable! I called the rental office and I was informed that they could not do anything because the decision came from "corporate". I called corporate and left a message, but no one has called me back. They should be ashamed of themselves for taking advantage of seniors. My mother lives on her Social Security check and can't afford an additional $125 on top of the extremely high rent! So, to sum up, the people responsible for the management, safety and upkeep of these apartments are failing miserably. Their negligence is causing ongoing issues for the tenants as stated above; however, they have no problem at all raising the rent EVERY YEAR and charging outrageous late fees if the rent is a couple of days late. I will be contacting the TV stations, as well as the City to report the ongoing issues and the negligence of the Housing Trust Group, LLC.

HTG thinks it’s OK for people to live in these conditions. It’s been 8 months The roof has been leaking. It has been reported on several occasions. Yesterday Dawn McAlexander Sent her unlicensed maintenance man to scrape the mold off the ceiling and paint over it. When I mentioned to her, he should not have scraped the ceiling or painted over it, She responded “I know”. So why are you jeopardizing peoples health Dawn. This is in a 3 year olds room. For months he has had breathing problems And on a nebulizer treatment daily. In the state of Florida, you have to be licensed to handle mold. I told her that on several occasions and she wouldn’t even look at me or acknowledge me. She knew she was breaking the law. We requested the tenant be placed in a hotel until the mold situation was handled, and especially because the maintenance man Steve scraped the mold off the ceiling which everyone knows is dangerous and is going to release more spores into the air. Dawn said the VP of HTG denied the request for a hotel. Dawn also stated she had no idea if her maintenance man was licensed in mold or not ? A community manager that has no idea of her employees qualifications and licenses ?. She was by far the rudest, nastiest manager I have ever dealt with. When she found out I was a licensed real estate agent and a residential property manager, She looked at me and said “I will not acknowledge you” She knew that I knew the laws better than she did. The city, news stations and attorneys have been contacted. Do better DAWN
Should have had a different attitude yesterday Dawn. And I guess their health is not a matter to you because you were probably sleeping in a clean, mold, free hotel. Nasty terrible women

HTG is the worst housing company I have ever rented from. They are terrible at communicating with current and former tenants at the property and corporate level. I moved out of Park at Wellington April 30th, 2024 and it is now June 20th, 2024 and my security deposit is nowhere to be found despite receiving a certified letter on May 3rd, 2024 stating that only my last water bill would be kept from my security deposit and the rest would he returned to me. Legally, they are WAY past the 30 day window they have to have the check in the mail post marked to me. I have left 5 messages at their corporate office over the last two weeks, no calls returned and no one has ever answered the phone. I have called the property and they tell me there is nothing they can do and that I need to call the corporate office. Its just a vicious cycle that the company doesn’t wish to fix. If you check any of the reviews for their properties, you will see that they do not take pride in their facilities as the complexes are insanely dirty, things are always broken, they all have infestations of german cockroaches. I will be seeking legal counsel to obtain my security deposit from HTG. What a joke.

I am located in Freedom Gardens and if I could leave zero stars I absolutely would. I’ve already left a one star review on their page 10 months ago when my water heater broke for the FIRST time and I was without hot water in my apartment for 2 months, I have proof of emails and receipts sent by me that went completely ignored. This was 2 months without a normal shower, without being able to run my dishwasher, without being able to do laundry. First off, SUPER illegal, but with no compensation, or even an apology. 10 months later I am again without hot water, with no idea how long I’ll be without. This time around I will be contacting a lawyer due to the fact that landlords only have 7 days in the state of Florida to leave a tenant without hot water. BUT!!! Make sure you pay for and fill out a pet screening (even though the $50 a month added to my rent and having my pet on my lease isn’t enough) otherwise you’ll receive an eviction notice. So let’s make sure this dump gets their money although the living conditions are subpar and blatantly ignored. WHAT A JOKE. Not to mention, I have been complaining about the trash dumped over the fence behind my apartment from other tenants clearly too lazy or dirty to bring it to the dumpster. Nothing done about that either, I’ve lived here for 4 years and Tonya is the worst manager out of all 5+ I have dealt with since moving in, she is extremely rude and makes you feel like the problem. Please remember that for some of us, this is a roof over our heads, and not a paycheck. If you don’t have the consideration it takes to make sure people are comfortable in the complex you run, then find a new job. I will be calling the corporate office Monday.

Probably the worst MGMT company I haver ever dealt with. Communication with tenants is so poor they closed the website to pay rent and told no one, I mean NO ONE . Now they want cash only after 5 years of absolutely No cash.

I love seeing all the posts of the Miami office parties with all the food and festivities from thanksgiving to now Christmas. While our complex is stark and not one decoration and we are disabled seniors trying to find a food bank in Ft. Walton to eat. All hallways and communal areas are always freezing cold. There is no maintenance or cleaning. Entire floors are filthy and dirty elevators. Manager has helper come in this week because she seems to be overwhelmed. 62 plus community where residents are treated like children and yelled at for using doors the wrong way, not being able to use rent pay app, reporting that appliances in units are non functional. Manager has several residents a day crying and upset by her demeanor. All levels of hallways are so stark it’s like being institutionalized with the warden watching our every move. Security of the building has been an ongoing problem. Malfunctioning doors that leave the building accessible at all hours. Please have someone from corporate come and interview residents with no fear of repercussions.

I had the opportunity to enter this community a month ago. From the first moment we visited the establishment, the energy we received was wonderful. Ana Maria Molina interviewed me to give us every detail of how the application and delivery process of the apartment was going to be. The experience with the assistant manager Ana Maria Molina was excellent, her attitude was always professional and detailed, she is a pleasant person and was always pending to clarify any questions and give us support to obtain our apartment on time and in excellent condition. I will say that thanks to her and the staff of this wonderful place I have now days my dreams apartment.
