The worse of the worse. The apartment complex I’ve recently moved in, was filthy. I was promised new floors & I never got those. The communication of the staff is horrific! The maintenance team fixed a whole in the kitchen with NAIL POLISH, the day I moved in! Do not move in any property managed by Kass Management. I could go on with the list of filthy, dangerous, things wrong it’s this unit. I hope people genuinely read these reviews before being stuck in a term with these people.

If you have government assistance, maybe you’ll have a better experience because they have legal obligations that they are forced to stand on. If you are paying out of pocket, like myself.. have a lawyer on standby. I’ll be leaving this review under each location, in hopes that someone will actually see it.

I wish there was a 0 rating. Worst place to ever work with they dont answer the phone and then when you email they don't respond. Gave me the run around when I really needed a place and played in my face. I will be reporting this company and their workers Katie is very unprofessional and not helpful. Melida was unprofessional too but she tried to help me at first. The whole company trash throw it away. I have experience in real estate and know how things are supposed to be run so run fasssst before coming here.

The WORST property management service ever. I stayed at 1430 N Dearborn and the building was poorly maintained. The elevator always had a FOUL odor due to urine or spills and would take days to clean. Garbage would be left randomly in the main front hallway. The mail room system always resulted in multiple thefts and I would rarely receive packages. The worst thing was trying to get a hold of the company. I would never speak with a human, it was always an automated message. My property manager would never reply to emails unless I contacted him with a second or third "urgent" message. Overall, one of the most sad and frustrating services I ever had to deal with. They also managed the pandemic very poorly and with no compassion or understanding. I would avoid them at ALL costs.

I teamed up with Kass Management, the process has been straightforward, and the development has been constant. I'm at ease when it comes to property management administration procedures.

If you’ve rented anywhere else in Chicago, you will know immediately that this company is above board. They are very attentive to the needs of tenets, genuinely helpful, and respect your time and privacy. One year later and I haven’t had one bad experience. The maintenance man does a good job but can be stretched pretty thin. I’m a handyperson around the house and they give me freedom to take care of small issues myself. I can see this causing trouble for someone who expects all maintenance to be done for them but, for me, I value the freedom. Clean, well-maintained, updated, pest free, affordable. I will be renting from this company until it’s time to turn this rent into a mortgage.

For about a month now, I have been corresponding with Ardian Klenja and Sam Chavez about a dust and dirt issue in my apartment. It first started when the windows in the master bedroom would not fully close and dust was coming in from the construction work outside. Now that the windows are closed, dust and dirt is still accumulating in my unit. I have sent maintenance requests just for them to not show up during the time frame or for them not to fix the issue. After escalating the issue up to Sam, he did nothing to address why the dust was entering the unit. Instead, he offered to have the unit cleaned. After the cleaning company missed their window, I told Sam nevermind and this now needs to be addressed with an attorney. In the meantime, I still have dust and dirt entering my unit. My son, who is asthmatic, is having significant trouble as well. I have tried being patient through this issue and have tried to be understanding. But at this point, I feel as if people are dragging their feet and jeopardizing the health and well-being of me and my child.

All the urgency in the world, literally all of it (called both my partner and I multiple times within the span of half a day) during the approval/close process, again at lease sign, and when deposit was due. No urgency whatsoever when it came to time to get us the keys to our new place. We’re sitting outside of the apartment. It’s 12:02. Nothing.

They automated the very last part of the process. And they couldn’t even do that on time. Not sure how Kass keeps the lights on. Guess that’s the Chicago rental market for you.

Disgusting non responsive company, this is someone else’s hair and dirty bath water coming down into my apartment from upstairs, an issue that was NEVER fixed. Don’t move into Kass Management Apts, no communication and terrible infrastructure as well as infestation.
