Danny Reynolds did a wonderful job, he inspected everything and as I walked through with him he told me which things were important to get fixed immediately, and things that are just recommended but not a huge deal. He went through every square inch of the property and was very knowledgeable, would recommend him. They also had a sewer cap break during the sewer inspection just due to old age the threads gave out. They came out and replaced the entire clean out free of charge. Overall wonderful experience with them.

Metro East inspected our home prior to closing. Similar to the other 1 star reviews, they missed everything meaningful.

We have lived here since April 2024, and since then, have spent 60K in repairs. That number will soon increase to well over 100K.

In terms of equity, we will never be able to recoup the amount in repairs.

My wife and I are military, and were unable to visit the house in person prior to closing, but were able to do virtual tours.

Our realtor, recommended Metro East.

They came out and found a few small, insignificant things.

A brief list of the things that were missed:

1). We had a local plumbing company come in to discuss a new water heater and they identified that all basement plumbing was out of code, retrofit sinks and drains all wet vented out of code. This includes a bar, bathroom sink and toilet, and utility room sink. They also discovered that the water main shutoff didn’t work.

2). Direct vent fireplace installed improperly and every aspect of the install, to include insert, flue pipe, chase, clearance to combustibles and chimney violate both local and UL fire codes. Keep in mind, this entire fireplace isn’t concealed, so all parts of it are easily accessed by normal visual inspection. We paid a local company the specialized in fireplaces to inspect, they explained that it is a total loss and should have never passed inspection. Also, they have said that it is an immediate fire hazard and that to use it puts my family at risk. We have received multiple quotes to have it repaired and they are all in excess of 20k. Furthermore, the fireplace flue in the attic was installed improperly, and the installer destroyed multiple load bearing roof truss boards to attempt to make it fit. Fixing the fireplace involves shingle repair, roof repair, duct replacement, living room renovation. Garage renovation, attic renovation. Like I said, total loss.

2A). In the inspection report, they called out one piece of Sheetrock in the garage that wasn’t taped and mudded as a fire hazard to the interior of the home. This piece of Sheetrock is directly in line with the fireplace, which they totally ignored. Upon further investigation, the Sheetrock they inspected isn’t even the right thickness for exterior walls. So they called out one small issue, and missed 99 others.

3). Rotten floor boards from water damage due to leaking kitchen refrigerator water line installed improperly. Kitchen floor is a total loss. Keep in mind, inspectors are not moving appliances, bet when the floor boards are bubbled up and sponges near a refrigerator, you’d assume to include that in your report to let the prospective buyers make a more educated decision.

4). All three exterior doors are water damaged, not caulked/sealed adequately, hung wrong, air gaps/leaks out of code.

5). Multiple exterior lights don’t work. Random wiring inside the attic is either of unknown origin or not connected.

6). Discovered two baking sheets/pans in the attic to collect leaking roof rainwater. Was not annotated in report. Evidence of water damage on kitchen ceiling directly below pans found in the attic.

7). Electrical issues are too many to list. To be fair to this company, they aren’t pulling face plates and inspection the actual installation of outlets or switches, HOWEVER, we have since discovered 3 outlets with loose live wires in the boxes. 2 of which shorted out the circuit and tripped the breaker. Plugging in a simple outlet tester would have told them that.

I could continue to wright multiple other issues that this company missed. Frankly, I’m sick of typing and it’s just further upsetting me.

did contact this company in either May or June and they immediately sent me a refund for the inspection. I believe it was around $900.

The bottom line is, if this company did their job, I never would have purchased this house. Because I did, I will repair everything that I can to ensure my family is safe. But when I have to move in two years for the Military, I will surely lose 100k, if not more.
