Unfortunately, I have to echo the sentiments of my neighbors. The building and the staff are amazing. It’s clean, and the staff tries their hardest to make it a positive experience for us. However, the fire alarm goes off often, the wifi is down for hours without an estimated time of when it’ll be back, the walls are thin. I live on the construction side so I’m also woken up everyday by loud construction noise. Guest parking is difficult, before taco craft opened they made guest pay for parking and if the time expired they received a ticket! I feel like we pay too much for our guest not to have anywhere or minimal space to park. Lastly, when I moved in my apartment finishes were a bit sloppy, as a new construction there were a lot of areas that were dirty from installation with paint and dirt and my refrigerator which I thought would be new had spill stains in them as if it had been used before. Mill creek definitely cut corners with this property and they charge so many additional fees on our rent. If they are willing to make the appropriate changes and hear our concerns, I’m sure this would be a really great place to live. Other than the maintenance and building issues, I really have no complaints. It’s a great place.

We have been living here since August and have absolutely been enjoying it!
We love the amenities, the maintenance and the office staff. Special recognition for Anthony, who was our leasing agent and has been the most pleasant person to talk to in the office. Rose, the assistant manager, has also been absolutely fantastic with any question we might have/had and is always happy to assist.
Have been and will continue recommending to everyone that we know!

I believe that Samantha and Anthony exemplify the meaning of Customer Service. From our initial day when we arrived to view the apartment Samantha was very precise and thorough with showing the apartment and making recommendations based off the needs of our Family. Anthony on moving day was also extremely helpful and ensure a seamless move in, everything slotted into place. And no matter how busy they get they are always willing to assist with recommendations or even a helping hand. We have been here almost 2 months and have no complaints. This complex provides a hotel like feel and I would recommend one looking for peace of mind and comfort to take the first step by scheduling a viewing

1. Fire Alarms go off way too often interrupting both sleep and work. Expect to not live in your unit for an entire week of the year for them to do an inspection. Alarm has gone off dozens of times this year alone.
2. Faulty internet: Goes out often interrupting work and studies.
3. Thin walls: can hear neighbors talk above you constantly and dogs barking sometimes for hours into the night
4. Parking: Crowded + no guest parking. Getting in and out of the garage is a nightmare. Also dangerous since they decided not to put mirrors on all corners.
5. Lack of communication: Issues happen and there is no communication from the building until hours later.
6. Charge for amenities: $125 amenity charge and the game room barely works.
7. Extra Fees: $25 for building electric (insane this is even a thing) + $5.50 service fee for utilities every month.

The building has some advantages, like being kept very clean and offering a few nice amenities. However, as someone who works full-time from home and attends school online full-time, the internet situation has been a major issue. The service provided by Whitesky is unreliable, with frequent outages and no clear explanation or estimated time for resolution.

If you have a newborn like I do, I would not recommend living here. The fire alarm goes off at random times, often during naps or late at night, which is particularly disruptive for babies. Residents have become desensitized to the alarms, which is very concerning for actual emergencies.

Parking is also a significant problem. There’s currently only one commercial business in the building, and I can only imagine how it will get worse as more move in. Despite being a smoke-free environment, I’ve witnessed people smoking in various areas, and my hallway wreaks of weed every other week!

If you work from home or value a peaceful, stress-free environment, then this is not the place for you.

It sucks to say that because I genuinely like the building itself as it is quite nice and the staff members are actually friendly and pleasant, but these issues are real and need to be addressed seriously. Sending out emails about problems isn’t enough.

And management, please don’t respond asking me to “reach out so we can discuss this further”. There’s nothing to discuss, these issues need to be taken care of, plain and simple.

Parking situation is horrendous. All the guest parking was converted into taco craft parking, and when asked the front desk said taco craft takes priority. Garage is constantly packed and now takes too much time to enter to the residential area of the garage since it’s constantly backed up with foot traffic and people trying to park for taco craft.

Also constantly people hanging out in the garage and smoking, the entire staff of taco craft parks in there and takes breaks standing in the middle of the road.

The public parking garage across the street closes at 12 and we were told by management to have your guest park there. Why doesn’t taco craft park over there?

At least have the decency to give the 300 something tenants who quite literally pay 99% of the buildings expenses take priority when it comes to parking over some restaurant who’s guest are constantly drunk and creating problems for the people who live here. Horrible management decision and horrible arrangement.

Don’t fall for the luxury look because while the building is nice looking, the attitudes of the employees are very poor as well as the treatment of the tenants who actually pay the rent.

Package room situation is unacceptable. Multiple times expensive packages get delivered, just left on the floor of the package room, the front desk signs for everyone’s packages even when it’s signature delivery, and the door to the package room is never actually closed.

When my package went missing that required signature delivery and was signed for, I was told to contact the sender and work it out.

I recently moved in to my new apartment at Modera Coral Springs. With great thanks to my leasing agent Samantha, as well as the property manager Joe, my move-in process was the most stress-free l that I have experienced in many years. As we all know, moving from one place to another is a physical and mental taxing event. However with the attentiveness and support I received from Samantha, Joe, and maintenance staff made this event painless for me. Upon my initial tour with Samantha, I immediately came to love the property. Samantha allowed me to explore all floor-plans that I was interested in and gave me a detailed breakdown of each.

I honestly was sold based upon her customer service alone. Samantha is vastly knowledgeable about all elements of the property, application process, and move-in procedures. While I am aware that she works with multiple potential residents as well as current residents in tandem, her attentiveness to me made me feel as if my move-in process was individualized to my wants and needs. Additionally, I genuinely appreciated the Property Manager Joe, delegating time to meet with me face-to-face to further hear out and accommodate the intricate requests of what I envisioned my move-in to look like. The transparency and inform demonstrated by these two remained consistent from beginning to end. Now that I am officially a resident of this beautiful property, I have so much peace with the decision that I made in moving here.

For anyone that reads this review, I encourage you to take heed to all of which I have stated and to list Modera Coral Springs as a top option in selecting your new place of residence.

To greater extent, I want to emphasize that for me, Modera does not just feel as a new place of residence, it feels like home. I am tremendously grateful for all contributors within the property that have influenced me to feel this way.

This is a place you can truly call home! I love living here and they have such a warm and welcoming office and maintenance staff. The amenities are amazing, I love the pool area and the gym has all the equipment I need for my workout! I would definitely tell my friends about moving here.
