Worst experience ever moving into Sunny lakes. This property is not stable enough to keep Management. I’ve been though three management groups. Ive have to report an electrical problem to the fire department who fined Sunny lakes amount of times. Trash is piled up in the back of my apartment where I sat at trying to relax for weeks even a month. There are shootings loud music drugs around this complex. My car was stolen at this property where it suppose to have a guard and gate closed. Management is rude and unresponsive. You have to go higher and speak to the management group who owns the property at the time. This property is highly priced for no reason. This should be section 8 apartments. Maintenance is rude only the Spanish men in maintenance are amazing . I was happy my lease was up. This experience was a disaster.

If I can save anyone from renting these apartments I hope I do. They show you a model apartment which is a lie because none of the apartments look like it. They literally catfished me. Please save your money and go somewhere else. There are far better apartments in this area for the same, less or a little more that are in far better condition. I am leaving with a termite infestation that has not been resolved since I moved in February 2024. The cabinets are falling off, countertops are lifting from the surface, the washer is banging against the wall so loud you can't sleep, the dryer doesn't dry clothes, roaches are everywhere, cabinet faces are falling off, paint is pilling off the walls, bathroom accessories falling off the wall and so much more. I have spoken to everyone from the Manager, Asst. Managers, and even the property owners. They have changed employees and managers several times in the few months I have been here. Also have changed property owners as well. I have video and pictures to show the condition. They tried to relocate me to another apartment. That was in worse condition and also had termite droppings. I have been emailing and dealing with the front office since I moved in, with no prevail.

If I could give it negative stars, I would. The comments you see are not biased they are 100000000% true, so just know if you move in and realize it was a mistake, then that's on you. They don't allow walk thru until after lease is signed, which is an issue as the units historically are not up to satisfaction until you're going for the top tier remodeled overpriced units. In addition, they can't keep a solid valet trash service but charge you for it regardless. Never mind any emergencies being addressed at a reasonable time as until your roof caves in, nothing is handled with a sense of urgency. For example, I moved in and noticed the day after their was an issue with air conditioning, washer & dryer, multiple cabinets, and sliding glass door wouldn't lock. I argued tooth and nail over 100 emails before anything was fixed. There's been a rotation of management companies, so there's always a policy being revamped. The assistant property manager is extremely condescending when addressing tenants, encourages everything to be done online. However, when that's done, there's no follow-up. Their towing contract with All County has been a nightmare, and the security gates haven't been closed in over a year. Due to rotation in office staff as well, no one seems to be on the same page besides Miss Correta, who's probably the only reason most long-standing tenants are still here.

I have been dealing with the particular issue regarding my lease for over a couple months and finally got in touch with Jarvis the property manager (I’m sorry if that’s not your name or how do you spell it) he was amazing. He was extremely attentive, sweet of nature and extremely caring to my situation and explained everything to me in details and fixed my issue immediately thank you so much.

I’ve been a resident of these apartments for five years, and it’s never been this bad. We’re paying good money to live here, but the condition of the apartments is unacceptable.

We’ve been without air conditioning for two weeks now. Every time maintenance comes, they just spray something and change the filter, but it doesn’t solve the problem. Our apartment stays at 75-77 degrees, and we have five fans running constantly to make it bearable for our small children.

On top of that, our refrigerator has been overheating since the beginning of the month. All our food is spoiling. Maintenance told us to empty out the freezer for 24 hours to thaw it out, but that didn’t fix the problem. We’ve had to throw out milk, yogurt, cheese, and other items, wasting unnecessary money. There’s nothing worse than drinking hot milk, water, and juice in a hot house.

I’ve called, sent emails, and put in maintenance requests, but nothing is being done. This is not the quality of living I signed up for five years ago. We need these issues addressed immediately.

I’ve stayed here for over a year now and complained to management over and over when is the lake going to be cleaned and was told they was ordering nets to clean it then was told they have to hire someone to come on a small boat to clean it. Since I’ve stayed here for a year and 2 months now the lake has been full of trash. The lake is filthy and I have to keep my blinds closed at all times because of all the dirty trash that’s in it. It is very unsanitary and embarrassing when you have family and friends over. I can’t even sit on my balcony and enjoy the view looking at a dirty polluted lake. What is the point of having lake view just to look at a lake full of trash. That is false advertisement please do not look at the pictures online it is false advertisement.

Wow all I can say was this was such a great experience! From speaking with Tt and moving into the complex blind(I didn’t get to tour the apartment before hand) and it was just as expected! Beautiful apartment inside out and the outside of the apartment is nice and clean. Trash is picked up every morning and the grounds are well kept. Maintenance Guy Wayne is very nice and he came right way n fixed some minor problems! He was great and professional. I’m very satisfied. So please don’t just go based off others opinions come n see for your self! Because if I had went off the reviews only I won’t have moved but I’m glad i followed my right mind!

I just moved in less than two weeks ago. I was told my unit would be upgraded, stainless steel appliances, new floors, new counters, ect. After putting down payment of over 3,000 dollars the manager called and said I wouldn’t have stainless steel appliances but he assured me everything else would be upgraded which I agreed to. Upon move in the place appears to not have been cleaned thoroughly, water damage, and a terrible cockroach investigation. I went into the office the next day to explain my situation and how unhappy I was. Corretta told me “I knew you wouldn’t like it because that’s not what I showed you. The manager comes in soon he will call you to see if we can move you to another unit” no one ever contacted me. I then started emailing pictures as evidence, no response. Went back into the office and a female manager told me they don’t have any other units to put me in, but she would come tour the unit with me, send out pest control, have the cleaning crew come out, and maintenance would address my concerns. Pest control came out and said this unit was already on his list to do but he didn’t get to it before I moved in. Manager never came to tour the unit and cleaning crew never came. Another week has gone by I have never once gotten a response from the office via email. Just called and asked to speak to the manger they said they would put me on hold and then just hung up on me. At this point I have no faith they will address my issues. I have been staying up all night crying, I can’t eat in my apartment because the cockroaches come out, my poor dog has to stay there all day and they get into her food. I’m at the point where I’m going to get lawyers and the health department involved. Can someone from corporate please reach out to me. At this point I really just want to leave and have my money back if it can’t all be corrected.

UPDATE: I just wanted to say thank you to the new property manager, Jarvis for being the only one who has ever responded to me and seems to genuinely care. This place is kind of a disaster, but I can tell he is attempting to fix this place up. I am thankfully getting out of my lease, and if Jarvis would have been helping me from the start I may have stayed. Unfortunately, I have no trust left in this place that my issues will be resolved after weeks of being ignored by the rest of the office. I really have tried to not be rude or act like a Karen but at the end of the day I’m the one who has to live here and it’s sad that the rest of the office doesn’t seem to care at all about the living conditions of the residents. Took me leaving a public review and a new manager to get them to even address my concerns.
