Where to begin.

I'll start with us and our relationship with the Rucco Group. We were first time, discerning, cash buyers. I was referred to the Rucco Group realtor by a Remax associate in northern FL. And was introduced to them when we began tinkering with the idea of moving from the UK to Winter Park... so we had no real experience with this brokerage or its agents until now.

Segway-ing into our most recent experience, it's important to note that we have since secured our new home so are happy to have crossed that hurdle. But getting here wasn't easy and the Rucco Group is well aware of that. So though our experience may have been unique - I feel it's important to share our story for others to consider.

Unfortunately for both our realtor and my husband and I - we had two very difficult offers / buying experiences within east Boca. The first saw us deal with a Miami based listing agent that was both rude, not knowledgeable, condescending and dodgy. Two highlights were that she not only refused to leave the room during our inspection period and behaved very abnormally / quite aggressively - she also ghosted our request to extend the 5 day inspection period when we discovered that the homes cast iron pipes were severely compromised. To be expected with an older home and so a very normal and reasonable request... we had a gut feeling something wasn't right, and are glad we followed our intuition. Thankfully we were able to pull out and retain our deposit. In this situation, while our realtor and the Rucco group stepped in AFTER the fact to support us in navigating this process and in fact lodged a formal complaint against the listing agent for her unethical behavior - we would have expected a stronger response / guidance and defense at the time. No cash buyer or buyer period should be treated the way that we were, and we would have appreciated a realtor who defended us and didn't allow us to be spoken to the way in which we were. It was a deeply unpleasant experience and one we had hoped we had put behind us.

However the second instance again was unfortunate whereby the sellers falsified documents, didn't have a permit on the roof or proof of payment / maintenance, and included the garage within the sq. footage. The sellers were given our phone numbers to discuss the possible leave behind of furniture, but took advantage by contacting my husband and I throughout the transaction to try and defend their unpermitted roof rather than liaising with their realtor. It made yet again for an extremely uncomfortable situation.

At every turn, it was my husband and I who noticed these major issues where large sums of money were at stake. It was he and I who sifted through each and every piece of material we could. And it was always us as the buyers who raised questions around the listing sq. footage vs. the appraisal survey etc. and pushed our realtor to investigate.

Which I will admit - they tried to. Our realtor / the Rucco group were always responsive and kind. And when they didn't know an answer to a question, they sought to involve their broker to opine. At no point did we feel alone in this process, but were extremely frustrated in their lack of rigor / attention to detail. Feedback we provided along the way so should come as no surprise to our realtor or the Rucco Group.

The point being - we shouldn't have had to ask those questions. We should've felt (as we did when we engaged our real estate attorney) that our realtor and brokerage managing the transaction was looking out for us. As first time buyers, we were reliant on a knowledgeable and forward thinking team. My husband particularly would say over and over again that our realtor simply didn't give him much confidence... not a feeling you want to have when negotiating an investment of this size.

So though I acknowledge that these circumstances were out of the ordinary and of no fault of the Rucco group... if we were to go through this process again, we would think twice before choosing to work with them again for the aforementioned reasons.

We lived in our house for 37 years, so it was both physically and emotionally draining for me, but Nick was so understanding and sympathetic. He always went out of his way to alleviate a great deal of the stress. Without his help, I honestly couldn’t have done it. He walked me through everything, and did all he could possibly do to make the transition as smooth as possible. Not only did he get our house sold at full asking price, but he spent a lot of time with us, learning the features we were looking for in our next house, and he found us the most beautiful house I ever dreamed possible. If you are looking for a really estate agency, call the Rucco Group and ask for Nick Bernardo. Nick is excellent at his job, but it’s more than just a job to him. It is very obvious that he has a passion for what he does. He gives it his all, and he is a true man of his word!
